GENERAL INFORMATION

IS MY ROOF AT RISK?

Water leaks or temperature inconsistencies in your home could mean your roofing system isn’t working properly. If you’re seeing signs of wear and tear on roofing shingles, noticing drips or peeling paint in your rooms or seeing water spots on the ceiling, it may be time to think about a roof replacement.

WHICH ROOF IS BEST FOR ME?

There are many factors to consider in choosing a roof, including style, color, durability, warranties and installation. Most roofs are asphalt shingles. In certain regions, tile and low-slop or flat roofs are also available. For asphalt roofs, traditional, three-tab flat asphalt shingles offer more value and performance than industry-standard shingles. They're color blended for a natural look. Architectural shingles create a multidimensional effect. They feature laminated construction for longer life.

HOW DO I KNOW MY ROOF HAS BEEN INSTALLED CORRECTLY?

Clint Tuel Roofing has almost 40 years of experience with residential roofing, including new construction and tear-offs. Clint monitors work throughout the entire process and does an inspection of each job upon completion. His team has been educated in the correct way to install a roof and stays up-to-date on new techniques.

THERE ARE SO MANY COMPANIES, HOW DO I CHOOSE A CONTRACTOR?

You have the privilege of choosing among the East Texas roofing companies in whom you have the most confidence & trust. Even if you get recommendations from various sources, it is still your responsibility to research the companies. Your insurance company may ask you to go with the lowest bid, but you do not have to do that. If one bid comes in substantially cheaper than the others, they may be cutting corners somewhere. When it comes to your home, it is never a good idea to go with less than quality materials or workmanship. It is important to remember; you get what you pay for. Be sure the company you choose is local and reputable. They should have at least 10 years’ experience locally and should be verifiable through the Better Business Bureau. Also, make sure they have a solid line of communication. In case of emergency or if you have problems, you want to be able to contact them immediately.

HOW LONG DOES A JOB TYPICALLY TAKE?

A job usually takes 1-2 days to complete. However, as with all types of construction, the time it takes to complete a job varies with the size and difficulty associated with each individual residence. Something imperative to remember is that weather plays a large role in our schedule and how long a task will take. If there is inclement weather before we begin work on your home, please understand that this may delay our start date as we have had to pause our current jobs and push everyone else back as well. Also, if there is rain or snow while we are in the midst of work on your home, have confidence that we will have your roof covered and protected from incurring any damage due to the weather.

Absolutely! Preparation for cleanup after a job starts before roofing ever begins. We cover shrubs and survey the site to avoid damage to sprinkler systems, gutters, patio furniture, etc. After the job is complete, a thorough inspection of the site ensures that no shingles, nails, or trash remain. Our goal is to leave your property in better condition than it was at the beginning of the job.

We have years of experience taking care of our customers and working with their insurance companies. If you have any questions, don’t hesitate to ask. We understand how confusing the process can be.

WHY DO YOU WANT TO MEET THE INSURANCE ADJUSTER?

It helps us to agree on the scope of the work or damage to your property. It expedites the process, saves all parties involved a great amount of time and money. Overall, it makes the process much more convenient for everyone.

WHAT IS “DEPRECIATION” AND HOW DOES IT APPLY TO MY POLICY?

Depreciation is an insurance term that is used in two different ways depending upon the type of policy that you have. If you have a RCV (replacement cost value) policy, the depreciation is merely held back until you can prove that you have incurred the cost of completing the repairs. Once the work is completed, you will receive the remaining money.

If you have an ACV (actual cash value) policy, the depreciation means that besides the deductible, you will pay a prorated portion of the repairs above and beyond your deductible amount. For example, if you have a 30-year roof that is 10 years old, your insurance company will deduct 1/3 of the value of the roof plus your deductible from the actual estimate.

I HAVE AN RCV POLICY BUT MY INSURANCE COMPANY IS SHOWING NON RECOVERABLE DEPRECIATION ON SOME OF MY CLAIM. WHAT DOES THIS MEAN?

Insurance companies have different levels of RCV policies. They typically have Good, Better and Best. They are trying to give maximum benefits with your budget in mind. A good RCV policy will generally cover the roof at Full Replacement Cost, but may prorate your fence that is 10 years old with a life expectancy of 20 years. They will then subtract half of the value of the fence and call it “Non Recoverable Depreciation”.

CAN I KEEP THE MONEY AND NOT REPLACE MY ROOF OR MAKE ANY OF THE OTHER REPAIRS ON MY PROPERTY?

Yes, you can, but it is very dangerous! Your insurance company will allow you to keep the ACV portion of your settlement and not make the repairs but your mortgage company may not. Typically, if you do not make the repairs… YOU WILL NOT BE INSURED!

So… whatever you choose NOT TO FIX, will NOT be insured. If you choose to not fix the roof and you begin to have leaks, or another storm hits, your insurance company will not pay for the roof again. ALSO, they will not pay for any damage to the property caused by leaks that should have been fixed. All the while, you will still be paying full premiums!

WHY IS MY INSURANCE AGENT OR COMPANY ASKING ME TO GET THREE ESTIMATES?

Often times, especially when a storm has recently hit, this is a way of stalling so that the insurance companies have time to get an adjuster out to your home. This is also a way to try and save them money. All reputable companies pay close to the same thing for labor and materials. If one of them comes in substantially cheaper than the others, they are most likely cutting corners somewhere. This is a time for you to BEWARE! We are talking about the covering of your home. This is not a place to cut corners with less than quality materials or workmanship!

WHAT IF MY INSURANCE CHECK IS MADE OUT TO THE MORTGAGE COMPANY?

Most insurance companies include your mortgage company on the first check. Every mortgage company has different procedures for releasing funds. You can check with your mortgage company before the job starts to find out what information they require to obtain an endorsement. We encourage you to obtain the endorsement locally if possible. If the check gets lost in the mail, it can be a real nightmare having the funds re-issued. If local endorsement is not possible, we suggest sending it overnight so it can be traced.

Payment Information

WHEN IS PAYMENT DUE FOR MY ROOF?

Payment is due in full when the job is complete. If you are dealing with an insurance claim, your deductible is due upon delivery of material. Most insurance companies will provide an initial check once they receive a contract for work, and release the balance as soon as the roof is completed and they have received an invoice.

WHAT IF I DO NOT HAVE THE MONEY FOR MY DEDUCTIBLE?

There are legal, moral and ethical ways to handle this situation and we take them on a case by case basis. We will gladly sit down and address your options based upon your individual circumstances.

DO YOU TAKE CREDIT CARDS?

Yes, we accept all major credit cards. On all charges greater than $500.00, fees apply.

DO YOU OFFER FINANCING?

Yes! We now offer financing through Green Sky with American Express. If you need more information regarding financing, call or email our office.
