If you are selling your home now or in the near future, a new roof may be something to consider. According to HomeAdvisor.com, “a new roof increases home resale value by a national average of nearly $12,000.00,” and, “homeowners who have a new roof installed can expect to recover an average of 62.9% of the installation cost through increased home value.” Also, according to realtormag.com, a new roof is THE remodeling project with the highest recovery at resale with 105% recovery. They said it well when defending the statement that a new roof is the smartest remodeling investment: “A home, after all, is first and foremost a shelter.”

DAMAGES

Some things to look for:
1. Water marks on walls or ceilings or in attic; mold or mildew growth
2. Bubbled paint on ceiling
3. Rotted exterior wood work
4. Missing shingles
5. Excessive energy costs

WARRANTY

Clint Tuel Roofing offers a five-year workmanship warranty. The materials we use offer their own warranty based on the materials you purchase. For example, if you purchase a GAF or CertainTeed 30-year shingle, that product has an available 30-year warranty that covers any damages, due to manufacturing of that product. Because we are a GAF and CertainTeed certified licensed installer, you won’t have to worry about any additional costs towards your roof (barring any hail storms, tornadoes, or other acts of nature) for as long as that warranty lasts.

ENERGY EFFICIENCY & TAX CREDITS

A ‘cool roof’, or energy-efficient roof, can benefit many homes in Kilgore, White Oak, and Longview. The energy efficiency of your home is highly affected by your roof, and new roof technology has proven to be much more energy efficient. According to energy.gov, “a ‘cool roof’ can benefit a building and its occupants by:

  • reducing energy bills through decreasing air conditioning needs.
  • improving indoor comfort spaces that are not air conditioned, such as garages or covered patios.
  • decreasing roof temperature, which may extend roof service life.

Also, a new roof can benefit the environment by “… reducing local air temperatures (sometimes referred to as the urban heat island affect), lowering peak electricity demand, which can help prevent power outages, and reducing power plant emissions, including carbon dioxide, sulfur dioxide, nitrous oxides, and mercury, by reducing cooling energy use in buildings.” Installing a ‘cool roof’ can allow a homeowner to apply for a tax credit of 30%, up to $1,500.00, for home improvements that increase the energy efficiency of their home through the ENERGY STAR program.

There are two types of new roofs that will qualify for a tax credit:

1) Metal roofing that is coated with Energy Star certified paint or pigment specifically designed to reduce heat gain qualifies for this energy tax credit. White is the most effective coating, but it might not fit your aesthetic. Luckily, you have plenty of options to choose from for your new roof.

2) Asphalt roofing made with cooling granules also qualifies for a tax deduction. This type of roofing looks just like regular asphalt roofing, but the granules are treated with a proprietary coating, designed to reflect and emit the sun’s rays away from your home.
